The Job:
- Explore development / redevelopment opportunities, analyses the development constraints; conduct market research, update and report any change in statutory / non-statutory requirement on planning and development matters.
- Prepare and recommend optimal development parameters and alternative schemes for Senior’s consideration.
- Conduct feasibility study; assess land premium, sale and rental value with professional judgment; report the analysis of financial viability for Senior’s decision making.
- Coordinate with internal divisions and consultants to draw up project brief and schematic design. Monitoring and critically comment the submissions from the consultants and their performance to ensure achievement of the project objectives.
- Prepare and formulate draft basic terms for new land grant / lease modification incorporating with the input from legal consultant for Senior’s liaison with the Government.
- Monitor the development from inception to completion, report the progress to Senior ensuring that the development is in full compliance with statutory and non-statutory requirements.
- Assist in supervising and coaching the team members in their roles.
The Person:
- Professional Member of the Royal Institution of Chartered Surveyors (General Practice Division) or of the Hong Kong Institute of Surveyors (GP Division), with 2 years’ post-qualification experience; OR
- Degree holder in Surveying, Real Estate, Land Management, Property Management or related disciplines, with at least 5 years’ relevant experience or equivalent;, OR
- Diploma / Certificate holder with minimum 7 years or above relevant experience.
- Experience in planning and development study, financial viability analysis, sales and marketing, valuation and land administration.
- Excellent spoken and written English and Chinese (Cantonese and Mandarin).
- Proficiency in MS Windows application, including Excel, Word, PowerPoint and Chinese Word processing.
